Warranty Deed
A warranty deed, also known as a general warranty deed, is a legal document in Florida that protects the title and ownership of real property when it's transferred from a grantor to a grantee. It's the most common type of deed used in Florida real estate transactions because it offers the most protection to the buyer.
Quit Claim Deed
A Florida quitclaim deed is a legal document transferring title (i.e., ownership) from one person or entity to another. The person transferring the title of the property is called the grantor, and the one receiving it is known as the grantee. Grantors cannot usually transfer more than they have with a quitclaim deed.
Enhanced Life Estate Deed (Lady Bird Deed)
An Enhanced Life Estate Deed, also known as a Lady Bird Deed, is a type of deed in Florida that allows a property owner to transfer ownership of their real estate to a grantee while retaining the right to live on and use the property during their lifetime. The deed also gives the grantor the flexibility to sell, mortgage, or otherwise manage the property as they wish. When the grantor dies, the title to the property automatically passes to the grantee without the need for probate.
